Start with the summary, sort by Safety, Repair and Monitor, then decide what to ask for.

A 38-finding report can feel alarming until you sort it. Most findings are maintenance items any house would have. The goal is to spot the few that actually matter for your decision.

A simple order

  • Read the one-page summary first

  • Look at every Safety item and decide which must be fixed before closing

  • Scan Repair items for anything expensive, like roofing or structure

  • Treat Monitor items as your first-year to-do list

Then talk to your agent

Your agent knows what is reasonable to ask for in your market. Bring them a short list, not the whole report, and you will both have an easier conversation with the seller.
